LANDLORD INFORMATION

LETTING SERVICE – NON MANAGED PROPERTIES

Our letting services include comprehensive marketing of your property, viewings, finding the right tenant, obtaining references and legal verification and preparation of tenancy and legal documents.

 

COMMISSION & FEES

Sole Agency: 8% plus VAT (9.6% inc. VAT) of the total agreed rent due for the duration of the tenancy paid annually in advance. Renewals 6% plus VAT (7.2% inc. VAT).

Multiple Agency: 10% plus VAT (12% inc. VAT) of the total agreed rent due for the duration of the tenancy paid annually in advance. Renewals 7% plus VAT (8.4% inc. VAT).

Deposit Registration Fee: £60 plus VAT (£72 inc VAT)

Tenant referencing: £15 plus VAT (£18 inc. VAT) plus Cost of Invoice

Tenancy Agreement & Admin: £150 + VAT (£180 inc. VAT)

Administration Fee for arranging Gas Safety Certificate, EPC, Electrical Safety Certificate, Professional Cleaning & Inventory: £25 inc VAT (£30 inc VAT) plus Cost of Invoice

Key Cutting: £15 plus VAT (£18 inc. VAT) plus Cost of Invoice

Cancelling a Let before a Tenant moves in: £500 plus VAT (£600 inc. VAT)

 

PROPERTY MANAGMENT SERVICE

Our property management services includes comprehensive marketing of your property, viewings, finding the right tenant, obtaining references and legal verification, provide landlord with advice on legislation and safety regulations, preparation of tenancy and legal documents, pre-tenancy clean, safety checks and inventory check-in, rent collection and landlord statements, 24-hour ‘key holding service’, dedicated property manager, arranging of repairs and maintenance, emergency repair contractors, property inspections, end of tenancy clean, inventories and schedule of any dilapidation, utility changeover and take legal action on behalf of the Landlord.
