PREPARATION OF TENANCY AGREEMENT AND LEGAL DOCUMENTS

 

We prepare the tenancy agreement for you and will usually create an Assured Shorthold Tenancy (AST) which is the industry ‘norm’ and entitles the Landlord to seek possession of the property at the end of the fixed term.

 

In addition, Braithwait will compile all the correct legal documentation required to let your property.

 

In order to move a tenant in, we must have the following documents from you:

 

• Proof Of Ownership

• Identification Of Legal Owner(s)

• EPC

• Gas Safety Certificate

• Electrical Certificate (if instructed)

• Legionnaires Risk Assessment

• Building/Contents Insurance To Include Liability Cover

 

PRE-TENANCY CLEAN, SAFTEY CHECKS AND INVENTORY CHECK-IN

 

We arrange a pre-tenancy clean by one of our trusted and approved cleaning contractors. In our experience the better the condition of the property at the beginning of the tenancy, the better the condition when the tenant vacates.

 

Braitwait organises Gas and Electrical safety check prior to the start of any tenancy. Gas checks are carried out by a gas fitter/engineer who is registered on the Gas Safety Register (which has replaced the Corgi Register).

 

As part of our comprehensive service, we arrange a professional Inventory Report and Schedule of Condition. This is also accompanied by an extensive collection of digital photographs that are stored so there can be no doubt to the condition of the property at the start of the tenancy.

 

RENT COLLECTION AND MONTHLY LANDLORD STATEMENTS

 

Rent will be collected monthly from tenants and the balance directly transferred to the Landlord. Any monthly charges will be be deducted and a full breakdown of the costs will be sent to the Landlord with the payment.

PROPERTY INSPECTIONS

 

We understand the protection of your property is essential so one of our team of property managers will visit your property on two occasions annually. We understand the need for tenant privacy and give at least 7 days notice prior to a routine inspection

 

END OF TENANY CLEAN, INVENTORIES AND SCHEDULE OF DILAPIDATIONS

 

At the end of a tenancy we arrange a professional clean so that you receive the property back in good condition.This is carried out by one of our trusted and approved cleaning contractors.

 

At the end of the tenancy we arrange a professional Inventory Report and Schedule of Condition to identify any changes from the check-in report. It is imperative that the inventory process is done sufficiently - Landlords, Tenants and Court Adjudicators will require the documentation if if there is a deposit dispute.

 

The majority of dilapidation costs arise at the end of lease when the property is handed back to the Landlord. If the condition set out in the terms of the lease is not the same at the end of the tenancy then adequate compensation is to be made to the Landlord to cover the cost of repair.

 

UTILITY CHANGOVER

 

Our letting team will contact all utility providers including gas, electric, water and local council to advice that there is a tenant changeover

We can manage your property while it is untenanted. Your dedicated property manager will ensure you peace of mind by maintaining your property throughout the vacant period. One of our team will undertake bi-weekly property inspections to check for any dilapidation, collect post and reported items from the property and provided funds are account prior arrange for payment of bills and service charges. Maintenance costs are not included in the management fee.
