Braithwait specialises in marketing and managing exclusive residential properties in Little Venice, Maida Vale, St John’s Wood, Marylebone and the surrounding area. The option to use our property management service means you can have as much or as little involvement with the management of your property as you desire. We aim to meet specific needs and strive to achieve the best possible return with the least inconvenience.

 

LETTING SERVICE (NON-MANAGED PROPERTIES)

 

Our letting services includes comprehensive marketing of your property, viewings, finding the right tenant, obtaining references and legal verification and preparation of tenancy and legal documents.

 

COMMISSION FEES                                                                                              


LONG LET TENANCY (SOLE AGENT)

*for tenancies over six months                       

8% + vat of the total agreed rent due for the duration of the tenancy paid annually in advance.                                                          

LONG LET TENANCY (MULTI AGENT)

*for tenancies over six months                     

10% + vat of the total agreed rent due for the duration of the tenancy paid annually in advance.                                                               

SHORT LET TENANCY                                           

 

17% + vat of the total rent due for the duration of the tenancy.                                                                

RENEWAL OF TENANCY

fees reduce 1% p.a. (to a minimum of 6%) of the agreed rent reserved under the terms of the tenancy (see clause 0.0 of our lettings terms of business).

NEW TENANCY AGREEMENT FEE

Contract negotiation, agreeing tenancy terms, and arrangement of the tenancy and tenancy agreement

£150 + VAT payable by the Landlord (see clause 0.0 of our Lettings Terms of Business).                                                             

DEPOSIT REGISTRATION FEE

Registration of Tenant’s deposit with the Deposit Protection Scheme.

£60 + VAT (see clause 0.0 of our Lettings Terms of Business).                                                              

RENEWAL OF LONG LET AND SHORT LET TENANCY FEE

Contract negotiation, agreeing tenancy terms, and arrangement of the tenancy terms and arranging memorandum of renewal.

£60 + VAT payable by the Landlord (see clause 0.0 of our Lettings Terms of Business).                                                                                                        

INVENTORY CHECK-IN ADMINISTRATION FEE

£25 + VAT - plus the cost of the inventory (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                         

PROFESSIONAL PROPERTY CLEAN ADMINISTRATION FEE

£25 + VAT - plus the cost of the professional clean (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                               

GAS SAFETY CERTIFICATE ADMINISTRATION FEE

£25 + VAT - plus the cost of the gas safety certificate (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                       

EPC ADMINISTRATION FEE

£25 + VAT - plus the cost of the EPC (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                       

PORTABLE APPLIANCE TEST (PAT) ADMINISTRATION FEE

£25 + VAT - plus the cost of the PAT test (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                      

FIXED ELECTRICAL WIRING TEST ADMINISTRATION FEE

£25 + VAT - plus the cost of the fixed electrical wiring test (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                         

LEGIONNAIRES ASSESSMENT ADMINISTRATION FEE

£25 + VAT - plus the cost of the Legionnaires assessment (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                      

SMOKE AND CARBON MONOXIDE INSTALLATION ADMINISTRATION FEE

£25 + VAT - plus the cost of the installation (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                       

ARRANGING COUNCIL PARKING PERMIT

£50+ VAT - plus the cost of the parking permit (see clause 0.0 of our Lettings Terms of Business; not applicable with Property Management Service).                                      

PROJECT MANAGEMENT OF CONSTRUCTION/REFURBISHMENT WORKS OVER £5000

10% of the total works invoice.

Subject to interest of 5% over the base lending rate of Barclays Bank PLC(see clause 0.0 of our Lettings Terms of Business).                                

CHAPS PAYMENTS TO OVERSEES ACCOUNTS

Charged in line with current bank charges (see clause 0.0 of our Lettings Terms of Business).

MISCELLANEOUS ADMINISTRATION/DUTIES

PROPERTY MANAGEMENT SERVICE        

 

Our property management services includes comprehensive marketing of your property, viewings, finding the right tenant, obtaining references and legal verification, provide landlord with advice on legislation and safety regulations, preparation of tenancy and legal documents, pre-tenancy clean, safety checks and inventory check-in, rent collection and landlord statements, 24-hour ‘key holding service’, dedicated property manager, arranging of repairs and maintenance, emergency repair contractors, property inspections, end of tenancy clean, inventories and schedule of any dilapidation, utility changeover and take legal action on behalf of the Landlord.

VACANT MANAGEMENT

 

We can manage your property while it is untenanted. Your dedicated property manager will ensure you peace of mind by maintaining your property throughout the vacant period. One of our team will undertake bi-weekly property inspections to check for any dilapidation, collect post and reported items from the property and provided funds are account prior arrange for payment of bills and service charges. Maintenance costs are not included in the management fee.

LIVE-IN HOME MANAGEMENT

 

Braitwait manages properties for live-in or occasional use homeowners who require help to manage their property. We manage your property whist you are present or prepare it ready for use when you require, from attending an alarm response all the way through to arranging planning consent or facilitating renovations. Any maintenance cost incurred are an addition to the management fee.

BLOCK MANAGEMENT

 

Lornham provide a highly personalised block management service tailored to suit your needs. Therefore we manage the block according to your preference on an agreed mandate. We are experienced with setting up and managing Right To Manage companies and can advice  you through this process which will provide you with greater control of your block.

£350 + VAT per unit / per month, paid quarterly in advance
